Restoring the Past, Building the Future
Dunluce Lodge is Northern Ireland’s newest five-star hotel. Situated just outside Portrush, overlooking the fourth fairway at the Royal Portrush Golf Club with Atlantic ocean views, the property has been designed, built and furnished to provide an unparalleled experience in genuine Irish hospitality. Build workmanship and quality of finish are vital components of this guest experience. M&H worked with our clients and their design teams to ensure building layouts, services and finishes delivered all they required for a world class hospitality offering.
The accommodation offers 35 luxury suites, a restaurant, wine vault, International Standard putting green, private dining spaces and spa for members of the public and residents. The design reflects an inviting country home style with finishes conveying warmth and comfort. M&H delivered the works to highest quality including significant civils on difficult ground conditions in the Causeway Coast Area of Outstanding Natural Beauty close to the White Rocks blue flag beach.
Initial works required site clearance with extensive reduced level dig and battering back and and pre-cast hard driven piles to manage stability in the difficult ground conditions of the sandy, coastal site. The sloped site was addressed through retaining wall construction in gabion and masonry along with contractor designed dry block masonry walls.
Basement construction for a full floor below ground level was delivered by piled foundations, in-situ reinforced concrete raft slab and retaining walls in waterproof concrete with protective tanking membrane. Ground works included drainage with install of a sewage pumping station for mains connection at road level. A storm water attenuation system will manage flow on the sloped, sandy ground protecting surrounding waterways and the nearby blue flag beach. Later groundworks included facilitation works for specialist installation of an International Golf Standard bespoke designed putting green. All sand and topsoil excavated during groundworks was retained and re-used on site.
The Dunluce Lodge comprises three building constructed in traditional block masonry with natural slate roof & bespoke timber sliding sash windows:
MAIN LODGE & COURTYARD which comprises 5 Courtyard Blocks of 4 suites in each (20 total - 1061sqm) and the Main Lodge (1600sqm) which houses the restaurant, sitting room, card room, wine vault, bar & 7 suites.
THE STOOKAN PRIVATE ANNEX (507sqm) comprising 8 standalone private suites
THE SPA (219sqm) providing 4 treatment rooms, 2 steam rooms, gym and relaxation spaces
Mechanical & electrical services installations were contractor designed by M&H. Completed works delivered all external hard & soft landscaping including access road, carparking & pathways.
Supporting local has been at the heart of this project. M&H were intentional in selecting local supply chain, keen to showcase local skills, workmanship and quality. Bespoke finishes include the outdoor firepit and main entrance gate in Irish stone, fitted furniture by Ashgrove (Ballymena) and bespoke design carpets by Warrant-holder Ulster Carpets. Works were completed and delivered fully furnished for soft opening period prior to the busy summer season.
The high standard of finish is visually evident throughout but of particular note is the wine vault where glazed screens, cork feature wall and vaulted timber ceiling create a spectacular space. As a local contractor we are delighted to have been part of delivering this exceptional venue on the north coast that is truly world class.
